Short-term loans on houses I’m already buying.
I buy neglected houses in Whatcom and Skagit County, clean them out, fix them up and sell them. When a deal needs more cash than I want to tie up at once, I borrow the difference from private lenders — short term, at a fixed monthly rate, secured by a lien recorded against the house itself.
Every open deal is listed below with the purchase price, the comparable sales and the repair scope in full. No fund, no pooling, no blind pool — you lend against one specific address and you can go look at it.

How it works
1. You see the whole deal
Purchase contract, recorded comparable sales, repair scope and photos of the house as it sits today. Ask for anything else and I’ll send it.
2. Escrow records your lien
A promissory note and deed of trust are prepared and your lien is recorded against the property at closing. Your own attorney is welcome to review them.
3. You’re paid at closing
Principal back in full plus 1% per month, paid out of the sale proceeds when the house sells. If it runs past six months the loan extends.
